House Rules
Please be respectful of our home.
**Please note that we do collect a $200 refundable security deposit through the Airbnb resolution center once your reservation is confirmed. Failure to pay the security deposit will result in your reservation being cancelled.**
If you move furniture around, please move it back.
No smoking the house.
Do not have more guests than stated in your reservation - you will be charged a penalty.
We are not responsible or liable for any accidents, injuries or illness that occur while on the premises.
We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.
We charge a $25 fee per pet per day. There will be a $500 fine if a guest brings a pet without prior authorization. Please pick up your dog. Doggie waste bags are provided. Failure to do so, will incur an extra cleaning fee of $60. Thank you for helping us maintain a clean yard for the next guest.
Also please take extra care with our towels and linens because we have had guests stain or damage them and we do charge to replace. See costs below.

Also our plumber charges $200 to unclog toilet and sink drains so please do not throw excessive toilet tissue or feminine products down the toilet or excessive food down the kitchen sink.
If early check -in is available and requested on day of check-in, $20/hour will be charged. An $80/hour will be charged after check-out time of 11:00am.
No smoking allowed.
Pets Allowed with PRIOR approval.
Suitable for toddlers and children under 12.
No unregistered guests allowed.
Please don’t eat or drink in the bedrooms.
Please respect the noise curfew.
Please turn off the AC when you go out.
Please respect check-in and check-out times.
Please take care of the furnishings. You have to pay for damages that exceed the security deposit.
Please don’t rearrange the furniture.
Please do your dishes.
Please take the trash out before you leave.
No illegal substances allowed on the premises.
THIS IS A DRUG FREE AND NON-SMOKING VACATION HOME. SEE SECTION 13 FOR PENALTIES.
THE PARTIES TO THIS AGREEMENT HEREBY AGREE TO THE FOLLOWING TERMS AND LAWS:
SECTION I:
1. Rental Party: The rental party shall consist of the Primary Guest (no third party bookings, meaning the person who made the booking must be the person staying at the property), and the said names in the Air Bnb message of the other guests mentioned when making the reservation. I have and will evict all guests if the primary guest is not staying at the property with no refund. The Primary Guest is responsible for ensuring that the accommodation is left in the condition it was in upon check-in. Primary Guest shall be liable for any damages caused by his or her own acts and omissions (including without limitation failure to timely vacate the accommodation) and also for the acts and omissions of any individuals that the Primary Guest invites or otherwise allows into the accommodation. After the booking of reservation, no additional guests shall occupy the premises without written permission of the Homeowner. If additional guests are approved, the maximum number of Occupants shall not exceed five (5) people. The maximum number of vehicles allowed to park on the property is limited to a maximum of 6 vehicles to not obstruct exit driveway. The primary guest must have Government-issued ID, Previous Host Recommendations, and Respond to my Pre-Booking Message asking for email, cell number, ages and legal names of all guests, and agreeing to the Occupancy Agreement (in Additional Rules) which I will email also to the Primary Guest.
2. Extra Fees: Guests with pets be charged additional $10/day that will be amended to reservation cost.
3. Security Deposit: Any damage to the Property during the term of the lease or additional cleaning required will be paid from the security deposit and the balance remaining (if any) will be refunded to the Primary Guest(s) within 14 days after the Check-out date or per the respective booking site’s policy. The Primary Guest(s) will be responsible for any excess cost of repair or replacement required as a result of damage caused by the Guests and their invitees during the lease term, and the Primary Guest(s) shall pay the same promptly to Homeowner upon written request, provided such written request is accompanied by documentation of such excess costs of repair or replacement.
4. Federal, State and Local Laws & Regulations and Rental Rules: Guests and their invitees shall abide by all Local, State and Federal Laws and Regulations at all times in conjunction with the rental and use of the property. Guests and their invitees agree to abide by Toano, and James Town City County Codes and all other Rules at all times while at the property.
5. Liability: Guests and their invitees personally assume all risks of property loss or damage and physical injury and death that exist or may exist in connection with the use and occupancy of the Property (such as falling down the stairs from the loft in the front bedroom). Guests and their invitees release Homeowner and any other owners of the Property from any claim for damage, accident, injury or death that the Guests and their invitees may sustain from use or occupancy of the Property during the term of this Agreement and agree to indemnify, hold harmless and defend Homeowner and any other owners of the Property from any claim, action or proceeding by Guests and all members of the Rental Party, Guest’s invitees, their family, estate, heirs or assigns related to a claim for damage, accident, injury and death during the use or occupancy of the Property. Guest(s) hereby agree to indemnify and hold harmless Gloria Suarez against any liability resulting from injury that may occur at my residence.
6. This property is surrounded by Forests/Wildlife Areas and as a result there may be Wild & Domesticated Animals (Bears, Bobcats, Fox, Coyotes, Snapping Turtles, Snakes, and more) and Pests (Mice, Rats, Bats, Ants, Spiders, Frogs, Lizards, and more) that enter onto the property and into the Vacation Home. Guests shall immediately notify me if an Animals and/or Pests becomes a nuisance in or on the property. Refunds will not be given to any guest if an animal is found on premises or near the premises alive or dead or if there are some insect issues. Please lock your car doors and do not leave coolers outside, as bears and raccoons are in the area. Please place tied off trash bags in the trash cans on the side of the house. Be aware there are mole and crawdad holes throughout the yard. Please message or call me immediately if you encounter an issue, and I will do my best to resolve.
7. Guests assume all liability if they choose to use the outdoor charcoal grill. Guests are responsible for providing their own charcoal. Guests should not leave the outdoor charcoal grill unattended at any time. Guests are responsible for all damage (including stains and damage to the patio deck, or grill cover) as a result of their use of the outdoor charcoal.
8. There should not be any burns, except on the fire rim provided.
9. No candles. None. Instead, we provide flameless, battery-operated candles for you to use. In addition, we also provide 3 Essential Oil Diffusers with high quality Young Living oils to freshen up the house. Please do not move them from their current location.
10. Access: Guests shall allow Homeowner and their agents (upon request) to enter the property at all times for purposes of repair, improvement, and inspection.
11. Internet Restrictions:
You agree that you will not:
– reset, erase or modify the router password;
– transmit any material that is unlawful;
– transmit any material that infringes copyright or other proprietary rights of any party;
– use the internet for excessively high volume data transfers.
Internet use will terminate immediately if you fail to comply with any of its terms or conditions.
No warranty is provided for Internet use. Internet use and related equipment are provided “as is” without warranty or guarantee of any kind. In no event shall Owner be liable for its use. By electing to use WI-Fi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
If a guest is found guilty of unlawful use or copyright infringements, government fines can run up to, but not limited to $150,000.00 along with imprisonment. For any legal penalties for copyright infringement or illegal use of the internet, the guest will be contacted. The guest responsible for such illegal activity will pay for all attorney fees, court costs, dollar amount of damages and profits, and face issued penalties and consequences.
12. We do have a Roku TV in Master bedroom, common area and apartment (if booked as well). Use the streaming service menus to input your app credentials. Before you check-out, be sure to log out of any streaming services you’ve used and clear your credentials. You can typically achieve this through the app’s main menu or through the Settings menu. The TV is on a swing mount, allowing you to watch from the futon or dining table. Please shift it carefully to prevent any damage to either the TV or the wall.
13. NO DRUGS or SMOKING (including, but not limited to tobacco, marijuana, electronic cigarettes, personal vaporizers, electronic nicotine delivery systems, crack or cocaine in any form, meth, heroine or any other drug classed as an illegal substance by the U.S. Government, hookahs and any other device that emits smoke and/or vapor) inside the house. If the Guests and/or their invitees Smoke inside the House or allow Smoke to enter the House, they will forfeit their Deposit and the Primary Guest(s) will be responsible for additional fees to remove the Smoke Odor and Damage from the house (including Re-Painting the entire Interior of the apartment, Cleaning the Furniture and Washing Down all Interior Surfaces of the vacation home). If these measures do not entirely remove all Smoke Odor and Damage from the house, the Primary Guest(s) are responsible for replacing all Furniture and all other items that have absorbed any Smoke Odor.
14. No weapons or illegal activity on property... come in peace.
15. PETS (including service pets) allowed for an additional fee of $25/day.
16. Cancellation Policy is FIRM. Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. Nor refund after that. The Reservation Deposit is required upon execution and delivery of this Agreement. The Reservation Deposit shall be nonrefundable and is forfeited per the respective booking site’s refund/cancellation policy.
17. If you experience any issues with the vacation home and is an EMERGENCY, please call Jessica at 757-784-7494 so we can address all issues immediately. Otherwise, send a message through Airbnb and we will take of it immediately.
18. Guests and their invitees will respect the neighborhood at all times. Quiet hours are from 11:00 p.m. to 7:00 a.m. At no time shall Guests and their invitees cause any noise or other disturbance that could negatively affect the quiet enjoyment of all other neighborhood residents and guests.
19. I do have a grinder sewage pump that could clog or have motor issues if the following are placed down any sink drain or toilet: grease, ashes, disposable wet wipes, cigarette butts, clothes dryer sheets, condoms, latex gloves, cotton swabs (q-tips), dental floss, diapers, paper towels, panty liners, plastic bags, sanitary napkins, tampons, or any other solid, semi-solid objects. Pump replacement costs $4,000. Please help me keep this one working. Thank you!
20. Your review will be based on the following.
The return of your security deposit is in the hands of Airbnb and we will not pursue it as long as the following provisions are met during your stay:
a. No damage is done to the house or its contents, beyond normal wear and tear.
b. The Primary Guest was staying at property during reservation along with other guests mentioned when making reservation. And if the total number of overnight guests do not exceed the number in the agreement.
c. You respect the quiet hours (meaning no calls from police or neighbors).
d. No excessive cleaning was required on your departure. Please clean up after yourself.
e. All trash was removed from the vacation home and placed in bags tied off and inside large garbage containers. Please place only bagged trash in the containers. If you need more trash bags first look under the kitchen sink or just ask me.
f. The fans, lights, oven, tv were turned off before departure.
g. Check out is at 10 a.m.
h. Load the dishwasher/and run it or clean dishes and put back--please don't leave dirty dishes.
i. Put ALL USED towels/bed, bathroom (bath mat/hand towel), blankets and linens in the bathtub or hamper.
j. Items of a personal or intimate nature improperly disposed of will result in an additional biohazard disposal fee of $250.00.
21. The laundry room is available to guests.
22. The Guests and their invitees agree to use the property for residential purposes (only as permitted by applicable law). If booking this property for say Weddings, Wedding Receptions, Business Conferences and Meetings, etc, prior approval is required. The Guests and their invitees are responsible for making sure that the intended use of the subject property is legal before reserving this property
